Rich in history, Site 3 was originally developed in 1883 as the stables for the Winstone carting business. Later adapted into a contemporary mixed use development, Site 3 tastefully intertwines the building’s history with today’s modernity.

Capturing two moments in history

With a Historic Places Trust category 1 listing over the original Stables building, Site 3 comprises of five buildings, a courtyard and open-air staircases, laneways and bridges, all positioned around the original stables. The building design combines the two moments in history exquisitely. With exposed steel frames contrasted against the stable building’s timber, the two work harmoniously to create innovative and unique design features.

An understated gem, Site 3 has been nationally acclaimed, receiving a New Zealand Institute of Architecture Award in 2002. The building’s standout window shutters are distinctive in style and were developed specifically for the project. When closed, they seamlessly form the skin of the building. However, when open they create an added dimension and shape to the building. This infinitely variable exterior and interior environment is an exciting element for Site 3.

Environmentally conscious design


A benchmark in sustainable building design, Site 3 operates using a variety of environmentally efficient systems. So much so, that the site has been awarded a 5.5 star NABERS NZ rating for common area energy efficiency. Partnering with electricity provider Ecotricity means the building common areas are Net-Zero, with carbon emissions being measured and offset in collaboration with Toitū.

Our commitment to sustainability goes further, as we frequently measure and report on the electricity used for base building operations, looking to offset and improve where we can. We prioritise our sustainability efforts, from investing in more efficient lighting, upgrading to LEDs in the carpark, through to rigorous waste separation via seven different streams as we strive towards our objective of being a zero-landfill building. At Site 3, we hope to inspire our tenants to do the same, encouraging them to utilise alternate forms of transport and providing appropriate facilities such as bike parks, showers and changing rooms so they can do so with ease.

At Site 3 we strive to foster a sustainable work space that not only reduces environmental impact but also enhances the overall tenant experience.
